Voids Team Leader
About Bedspace
The Bedspace Trust aims to, through the provision of housing and accommodation, provide relief to those in need. Often the individuals we work with are placed into vulnerable environments by no fault of their own. Whether it is their age, disability, financial hardship or due to being in or leaving local authority care including those who are homeless or at risk of becoming homeless. We also aim to provide support services relating to housing, benefits and financial life skills to assist with the transition to independent living.
Voids Team Leader
About the Role:
As the Voids Team Leader, you will manage the operational delivery of Bedspace’s voids function, ensuring that all planned and responsive void works are completed efficiently, on time, and within budget. You will lead a team to maintain the company’s high standards for void properties, working with contractors and third-party teams to meet targets, control costs, and ensure that all properties are ready for occupation promptly. You will also be responsible for compliance with health and safety legislation and will collaborate across departments to continuously improve processes.
About You:
You are an experienced professional with a background in property maintenance/housing. You possess strong leadership skills and have experience managing teams and contractors to deliver excellent service. You have a proactive and flexible approach to work, excellent communication skills, and a proven ability to manage budgets and cost efficiencies. Your attention to detail ensures that voids are dealt with quickly and to a high standard, while maintaining compliance with health and safety requirements.
Key Responsibilities:
- Oversee and deliver a responsive, high-quality voids service ensuring timely completion of void works.
- Manage the scheduling, deployment, and performance of the voids team and subcontractors.
- Ensure that all void properties meet Bedspace’s lettable standards and are ready for occupation.
- Build and maintain contractor relationships, negotiate rates, and ensure value for money.
- Manage health and safety compliance, ensuring safe systems of work are in place.
- Collaborate across the business to enhance the voids function and resolve any issues.
Requirements:
- Experience in housing/property maintenance and void management (Essential).
- Proven ability to manage contractor relationships and ensure value for money.
- Strong communication and interpersonal skills with the ability to work under pressure and meet deadlines.
- Competent IT skills, including proficiency in Microsoft Office
This is a permanent role, offering a salary of £30,282.00 per annum, working across Manchester, Liverpool, Preston and occasionally Yorkshire. Working 37.5 hours per week. Join us to lead a key function within our Housing & Property department and help us continue to deliver excellent services!
